DuGroup is a principal lender providing short term property finance to property developers, landlords, limited companies and investors.

We have a proven track record in delivering quality property finance deals and the strength in depth to cope with the most complex of deals.
As a privately-owned principal lender, you can expect an exceptional loan deal, tailored to your personal circumstances, based on our experience of the property market.
All our lending decisions are made in-house; we are fast, accurate and will not keep you waiting for an answer, whether it’s yes or no.
Our streamlined process and established links with solicitors and surveyors ensure deadlines are not only met, but usually beaten.
Once we receive your enquiry, we will make an indicative offer based on your estimate of the value of the property you are offering as security.
If you accept this offer, we will arrange for a valuation of the property, whilst instructing solicitors to fast track the necessary legal formalities.
We’ll stay in touch throughout the process and let you know how your application is progressing to ensure you remain in control of the timescale.

Bridging Loan

Monthly interest from: call for current rates
Arrangement fee: 2%
Exit fee: Negotiable
Maximum loan to value: 75%
Maximum term: 18 months
Minimum loan: £100k

Purchase or refinance of property in good, lettable condition. Where we are being asked to fund the purchase only and the applicant has funds for improvement works, we will lend at Standard rates.

Development finance

Monthly interest from: call for current rates
Arrangement fee: Negotiable
Max term: 24 months
Max LTV: 65% of GDV or 80% of Total costs (the lower of)
Facilities from: £250k - £3m

Conversions and New Build out of the ground. Up to 15 unit projects by experienced property professionals, to cover land purchase, demolition and creation of residential or mixed-use scheme. First time developers will be considered - talk to us.

Hopefully to get to this page, you’ve had a good look around the site and have a feel for who we are, what we offer and how we work. The next step is for us to understand a little bit more about you, your property investment history, if you have one and the loan you are hoping to secure.
The forms below will give us the information we need, but at any point, if you’d like to discuss your needs more informally, just give us a call and we’ll gladly talk property and finance with you.
The forms can look a bit daunting on first viewing, but please fill in everything you can and read all the small print carefully; it can save a lot of time and disappointment later.
Again, at any point you get stumped by anything, give us a call and we’ll talk you through the forms, even checking you have all the most important information filled in.

In addition to these completed application forms, providing this information and the below at the outset will help you access funds quickly we’ll also need:
- Last 3 months bank statements
- Evidence of income/accounts & SA302
- Certified copies of ID
- Credit report
For Light Refurbishment loans we’ll also need:
- CV & details of personal experience in these types of project
- Full breakdown of refurbishment plan & associated costs
- Planning permission for any conversion
Other:
- Personal guarantee from Director
- If re-financing we need to know projected rental income
